When I am helping a client or a seller get ready to sell their home for the first open house, the implementation of my ideas usually goes something like this.
Several hours before the open house was scheduled, I would ask my client for several large empty cardboard or plastic storage boxes and then ask them to leave.
Transforming the environment
Before they could even pull out of the driveway, I would fly through the house like a positive whirlwind de-cluttering every extraneous piece of their treasures that were out collecting dust and eye space in each room. I would re-arrange the furniture to create a more open, relaxed and inviting ambiance. If I could, there were times when I would take their favorite over-stuffed chair (that had seen better days) and haul it to the corner in the garage.
While I was busy transforming the environment, I had already popped a frozen pumpkin pie in the oven. The smell of cinnamon and cloves filled the home to create a warm positive reaction for the senses of those potential buyers who were about to come through the door.
I further enhanced the atmosphere by turning on lights, putting on serene background music and lighting some scented candles. If available, I would even turn on the fireplace to add more ambiance and a sense of relaxation.
Fresh new appeal
I can’t tell you how many times, in these situations where I would perform my quick-fix staging, the homeowners (the sellers) would come back after the open house was over and be completely taken back and in disbelief by how great their place looked. While they viewed their environment with a fresh new appeal, many times I was thrilled to give them wonderful news. It had been a very successful afternoon and several interested parties said they would be contacting me with an offer to buy the house! The stunned homeowners would then look at their home through new eyes and say, “Laura, Wow, we didn’t realize what a wonderful home we have. It’s going to be even harder to leave now…and we are certainly passing on a gem for the next owner’s enjoyment.”
